Little Canada is to be commended <br />for taking a responsible approach toward future development <br />and redevelopment of their city. <br />I am the owner of Lots 1, 3, 4, and 5 Trowbridge Addition, <br />located at the Northeast corner of Rice and Demont. I would <br />\.e like to address myself to the proposed use of Lots 4 & 5. <br />Presently, the land is zoned General Business and the pro- <br />posed zoning is Highway Commercial. <br />I feel that the land is not suited for commercial usage <br />because it does not front on Rice Street, or any major road- <br />way. Also, at the present, the lack of city water makes the <br />land less desirable for commercial usage. <br />'%W � <br />I feel that Lots 4 and 5 would be ideally suited for a <br />transitional use, which would shelter the residential properties <br />and park area on Demont from business type influences. <br />Your comprehensive plan points to several reasons why we should <br />consider Lots 4 and 5 as a transitional property which could <br />be used for a residential low density development, and I am <br />suggesting one 4-plex on each lot. <br />If 4-plexes are built on Lots 4 and 5, we would be developing <br />the land within the ability of the existing streets. There <br />would be no reason to upgrade Demont because of this development. <br />If commercial properties were to be built here, they would be <br />auto oriented and cause congestion problems at the intersection <br />of Rice and Demont. <br />11 <br />for the best move in your life" <br />
