MINNESOTA SS1OS <br />PHONE 774-8731 <br />September 22, 1978 <br />We are representing Henry Schroeder, who owns the follo*ing described <br />property in Little Canada: <br />All of the Northeast Quarter (NEk) of the Southwest Quarter (SWk) <br />of Section 7, T. 29, R. 22, except the portion owned by Roseville <br />School District and the portion taken for Viking Drive. (33 acres <br />more or less) <br />The above property is located on the South and East sides of, and <br />adjacent to, the school district property upon which Capitol View Junior High <br />School is located. It is across County Road B2 from the Kellogg Senior High <br />School. <br />Schroeders land consists of 30 acres extending from South side of B2 <br />lq=w, to the South line of the NEk of the SWk of Section 7. There are very few <br />single family dwellings within 2 blocks of the Schroeder property in any <br />direction and they are mostly located on commercially zoned land. This tract <br />is very rugged consisting of hills and valleys. Within much of the low land <br />is swampy terrain. Most of the property within 1000 feet of the Schroeder <br />tract is zoned commercial, multiple dwelling or planned unit development, and <br />the greatest area is public -owned school or highway lands. <br />Schroeder's property is presently zoned residential. The City of <br />Little Canada now has underway a procedure for developing a Comprehensive Plan. <br />The first prepared document in the planning procedure contains maps showing <br />present zoning and suggested zoning. The suggestion as to the Schroeder <br />property is single family. <br />This letter is written for the purpose of placing into the record a <br />formal objection by Henry Schroeder to the proposed single family dwelling use. <br />The Schroeder property, in order to be developed for single-family <br />dwellings, presents an economic problem of grading, levelling, filling and <br />restructuring that would: <br />1. Render the lot cost prohibitive; <br />2. Destroy hundreds of oak trees that should be preserved; <br />3.
