Current Zoning District: <br />C-1, General Commercial District <br />Proposed Zoning District: <br />C-2, Corridor Mixed District, Proposed multi-family development. <br />FINDINGS <br />What is a Zoning Map Amendment? <br />A Zoning Map Amendment is a change in the designation of the zoning district in the official <br />zoning map. <br />Chapter 917.050 (E) Approval Criteria: <br />Recommendations and decisions on zoning amendments shall be based on consideration of the <br />following criteria: <br />1.Whether the proposed amendment corrects an error in the original text or map; or <br />2.Whether the proposed amendment addresses needs arising from a changing condition, trend, <br />or fact affecting the subject property and surrounding area; or <br />Yes, housing needs and market demands create an opportunity to develop this property with the <br />proposed multi-family development to support the housing needs of the city. <br />3. Whether the proposed amendment is consistent with achieving the goals and objectives outlined <br />in the Comprehensive Plan. <br />This proposed rezoning request is in alignment with the City’s 2040 Comprehensive Plan Future <br />Land Use Map and is consistent with achieving the goals and objectives outlined in the <br />Comprehensive Plan. The property is currently guided Commercial and the proposed rezoning <br />request would be consistent with the Plan. <br />Development Review Committee: <br />This proposal has been reviewed by the Development Committee that consists of the Community <br />Development Director, City Administrator, Public Works Director, City Engineer, and Building <br />Official. <br />Related Agencies Review: <br />Ramsey Washington Metro Watershed District <br />The watershed district reviews all proposed developments within the City for stormwater <br />management requirements. This proposal is being reviewed by the watershed.
