STAFF REPORT <br />TO: Chair Johnson and Members of the Planning Commission <br />FROM:Corrin Wendell, AICP, Community Development Director <br />DATE: January 11, 2024 <br />RE: Major Subdivision – 2395 Edgerton Street – Sunrise Over Gervais – Case #1428 <br />RECOMMENDED ACTION <br />To recommend approval of a Major Subdivision located at 2395 Edgerton Street to subdivide the <br />lot into four parcels. <br />BACKGROUND <br />The City has received a Major Subdivision application from Lee Homes to subdivide a lot into <br />four parcels. The parcel is zoned R-1, Low Density Residential and the applicant is planning build <br />a single-family home for each parcel. <br />Applicant: <br />Lee Homes <br />409 Lake Avenue <br />Birchwood Village, MN 55110 <br />Owner: <br />JERALD F MOEHNKE TR <br />1463 Bussard Court <br />Arden Hills, MN 55112-3628 <br />Address/Location: <br />2395 Edgerton Street, Little Canada. The property is located east of I-35E and south of I-694W <br />within the Little Canada city limits. <br />Property Legal Description: <br />SECTION 8 TOWN 29 RANGE 22 (PID 082922310001) <br />Property Acreage: <br />1.69 acres, subject to any drainage and utility easements. This property is also subject to any other <br />easement of record.
