MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br /> <br />DECEMBER 14, 2023 <br /> <br />Pursuant to due call and notice thereof a regular meeting of the City Council of Little Canada, <br />Minnesota was convened on the 14th day of December, 2023 in the Council Chambers of the City <br />Center located at 515 Little Canada Road in said City. <br /> <br />Chair Taelor Johnson called the meeting to order at 5:30 p.m. and the following members of the <br />Planning Commission were present at roll call: <br /> <br />PLANNING COMMISSION: Buesing, Carlson-Clark, Johnson, Kulousek, Masrud, Thorson, <br />and Youth Commissioner Lum <br /> <br />ALSO PRESENT: Community Development Director/ Planner Corrin Wendell <br /> <br />ABSENT: Boe-Schmidtz <br /> <br />ADOPT AGENDA <br />Commissioner Thorson made a motion to approve the agenda as presented. Commissioner <br />Kulousek seconded the motion. The motion was unanimously approved. <br /> <br /> <br />MINUTES <br />Commissioner Kulousek made a motion to approve the September 14, 2023 Planning Commission <br />minutes as submitted. Commissioner Thorson seconded the motion. The motion was unanimously <br />approved. <br /> <br /> <br />OPEN TO THE PUBLIC <br />No comments. <br /> <br /> <br />PUBLIC HEARING <br /> <br /> <br />COMMISSIONER BUSINESS: REZONING/SUBDIVISION LOT COMBINATION <br />RICE & DEMONT – CASE #1423 <br />The Community Development Director presented a request for a zoning map amendment and lot <br />combination. She stated that Reuter Walton Development is proposing to build a 160-unit multi- <br />family apartment project on the property at the intersection of Rice Street and Demont Avenue. <br />The project will feature a five-story structure over one level of underground parking and the <br />building will feature a mix of one-, two- and three-bedroom layouts. She stated that the zoning <br />map amendment requests a rezoning of six parcels of land from C-1 to C-2 in order to support a
