<br />Mortgage, Assignment of Rents, <br />Security Agreement and Fixture Filing <br />Page 7 <br /> <br />company interests, member interests, joint venture interests, all patent rights, trademarks, <br />copyrights, trade names, goodwill, registrations, license rights, rights in intellectual property, <br />licenses, permits, business records, customer and subscriber lists, payment intangibles, computer <br />programs, tapes, disks and related data processing software owned by or in which Borrower has <br />an interest, rights to refunds or indemnification, the right to receive any insurance proceeds and all <br />other intangible personal property of every kind and nature (collectively “General Intangibles”). <br />L. <br />GOODS <br />All “Goods” (as that item is defined in the UCC) now owned or hereafter acquired with respect to <br />the Premises. <br />M. <br />INSTRUMENTS <br />All “Instruments” (as that item is defined in the UCC) now or hereafter acquired with respect to <br />the Premises. <br />N. <br />INVENTORY <br /> All “Inventory” (as that item is defined in the UCC) now owned or hereafter acquired by <br />Borrower. <br />O. <br />INTELLECTUAL PROPERTY <br />All rights of Borrower in intellectual property now owned or hereafter acquired. <br />P. <br />INVESTMENT PROPERTY <br />All “Investment Property” (as that term is defined in the UCC) now owned or hereafter acquired. <br />Q. <br />ESCROWS AND RESERVES <br />All monies deposited with respect to the Premises, including, without limitation, security deposits, <br />replacement revenue escrows, tax and insurance escrows and working capital reserves or escrow. <br />R. <br />INSURANCE PROCEEDS <br />All awards, payments, proceeds now or hereafter payable under any policy of insurance insuring <br />the Premises including but not limited to the proceeds of casualty insurance, title insurance, <br />business interruption/rents insurance or other insurance maintained with respect to the Premises.
