21 | Page
City of Little Canada Housing Study - 2025
Housing Stock Takeaways
1. Little Canada has approximately 5,100 housing units, making it one of the smallest
housing stocks among reference communities.

2. Nearly 50% of all housing units in Little Canada are in multifamily buildings (apartments
and condos), a significantly higher proportion than in reference communities.

3. One-third of all housing in Little Canada is renter-occupied, a rate comparable to
reference communities and the Twin Cities Metro.

4. Little Canada homes have an average livable area of about 1,600 square feet, consistent
with most reference communities. Additionally, 80% of single-family homes are
classified as single-story by Ramsey County Assessing.

5. Considering Little Canada’s aging population and residents with ambulatory disabilities,
the availability of single-story housing appears sufficient. However, further investigation
is needed to determine the accessibility of condos.

6. Little Canada’s housing stock is newer than in many reference communities, with an
average construction year of 1979. However, its multifamily housing stock is
significantly older, with an average construction year of 1974—the only case among
reference communities where multifamily housing is older than single-family housing.
