Single-family residential makes up 34% of total housing units in Little Canada but
occupies 45.5% of the city’s buildable land. In contrast, multifamily housing accounts for
48% of total units but is permitted on less than 8% of buildable land, highlighting zoning
constraints for higher-density housing.

3. A typical single-family parcel in Little Canada is larger than those in most reference
communities in Ramsey County. The median lot size and frontage exceed the city’s
zoning minimums, indicating that new development could occur on smaller lots while
maintaining neighborhood compatibility. Minor adjustments to frontage and lot size
requirements could allow more property owners to subdivide their lots, creating
additional single-family housing opportunities.
