Single-family residential makes up 34% of total housing units in Little Canada but <br />occupies 45.5% of the city’s buildable land. In contrast, multifamily housing accounts for <br />48% of total units but is permitted on less than 8% of buildable land, highlighting zoning <br />constraints for higher-density housing. <br /> <br />3. A typical single-family parcel in Little Canada is larger than those in most reference <br />communities in Ramsey County. The median lot size and frontage exceed the city’s <br />zoning minimums, indicating that new development could occur on smaller lots while <br />maintaining neighborhood compatibility. Minor adjustments to frontage and lot size <br />requirements could allow more property owners to subdivide their lots, creating <br />additional single-family housing opportunities.
