Sommer felt the Council should direct the City <br />Planner and Planning Commission to look at R-i plans <br />rather than R-2. Sommer felt that the Mitchell <br />property was the nicest property in the Twin Cities <br />area and suggested that the City could see $300,000 <br />homes developed on that site. <br />Sommer stated that Vadnais Heights is not interested in <br />R-2 development of the Mitchell property lying within <br />their city. <br />Remerowski pointed out that the City provides services <br />to the Twin Lake Road and Twin Lake Trail area. <br />Remerowski pointed out that the residents of that area <br />are concerned Little Canada citizens who are a part of <br />Little Canada and do not want to be a part of Vadnais <br />Heights. <br />Hanson pointed out that the property will develop and <br />he weighs the effect of a townhome development versus <br />single-family home development on aesthetics and the <br />lake. Hanson felt a townhome development would be a <br />good use of the property. Hanson indicated, however, <br />that it is obvious the support is not there for the <br />townhome development. <br />Hanson pointed out that when the concept was presented <br />nine months ago, the City was interested in what was <br />going to happen on the Vadnais Heights property. This <br />has still not been finalized. Hanson pointed out that <br />from a land utilization standpoint, the R-2 plan <br />presented is a nice one and Pratt Homes is a quality <br />builder. <br />Remerowski reported that the neighbors acknowledge that <br />the property will be developed and have no problem with <br />Pratt Homes. Their biggest concern is access to the <br />lake and the inability to control this under an R-2 <br />development. Remerowski stated that if the entire <br />Mitchell property were in Vadnais Heights, there would <br />only be R-1 development proposed. Remerowski asked why <br />twinhomes were not being proposed in Vadnais Heights. <br />Herbst reported that on February 15 the Vadnais Heights <br />City Council approved the preliminary plat for the <br />single-family home development proposed in that City, <br />10 <br />
