MINI7TES OF THE WORKSHOP MEETING <br />CITY COUNCIL <br />LITTLE CANADA, MINNESOTA <br />DECII~iBER 6, 1995 <br />Pursuant to due call and notice thereof a workshop <br />meeting of the Council of the City of Little Canada, <br />Minnesota was held on the 6th day of December, 1995 in <br />the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Mayor Michael Fahey chaired and called the meeting to <br />order at 7:00 P.M. and the following members of the <br />Council were present at roll call: <br />MEMBERS PRESENT: Mayor Mr. Michael Fahey <br />Council Member Mr. Jim LaValle <br />Council Member Mr. Steve Morelan <br />Council Member Mr. Bob Pedersen <br />Council Member Mrs. Beverly Scalze <br />ALSO PRESENT: City Admin. Mr. Joel Hanson <br />City Attorney Mr. Tom Sweeney <br />City Planner Mr. Steve Grittman <br />Fiscal Advisor Mr. Rusty Fifield <br />Admin. Asst. Mrs. Kathy Glanzer <br />MARKET PLACE The City Administrator reported that Mr. Grootwassink <br />SHOPPING and Mr. Hotzler have submitted copies of signed leases <br />CENTER for the Market Place Shopping Center for 800 of the <br />UPDATE space, assuming the grocery store space for which the <br />lease is not yet finalized. The City's requirement had <br />been for 70%. The majority of leases are for five <br />years and beyond, except for the bingo hall. Lease <br />length for bingo halls is limited by statutory <br />requirements. Grootwassink and Hotzler are also <br />prepared to present the City with a certified check in <br />the amount of $150,000 which will be used to reimburse <br />the City for any costs that would be incurred if the <br />bond sale does not close. The closing is scheduled for <br />December 27th. If the grocery store lease is not <br />finalized by then, the deal will not be done. The <br />$150,000 ensures that the taxpayers of Little Canada <br />will incur no cost if the project does not move <br />forward. <br />The Administrator pointed out that the financial deal <br />also provides for $200,000 in enhancements to the <br />Market Place Shopping Center. The particulars of those <br />enhancements have not been agreed upon at this point <br />because the City has not finalized its architectural <br />standards. $300,000 is also being provided to the <br />buyers of the center for building rehabilitation.
