MINUTES <br />CITY COUNCIL/PL2INNING COMMISSION <br />JANUARY 12, 1996 <br />Fahey suggested townhomes would be a better <br />transitional use than extending the industrial <br />district. <br />The Planner pointed out that a townhome development <br />would increase traffic through the residential <br />neighborhood. <br />Fahey suqgested the townhomes could be oriented so <br />traffic goes out onto County Road D. Fahey pointed out <br />there is no transitional use in the area. Industrial <br />property abuts residential. Fahey felt a transitional <br />use would be preferable. <br />The Planner stated his recommendation is based on the <br />indication from the Council that the less multiple- <br />family housing, the better. The Planner felt a buffer <br />zone between the industrial and residential properties <br />could be created. <br />Fahey felt townhomes were a more acceptable buffer. <br />Knudsen agreed as long as traffic was oriented to <br />County Road D. <br />Morelan suggested leaving the industrial area as it <br />currently exists and suggested the remainder of the <br />area north of Al1en and east of DeSoto be designated as <br />medium-density residential up to Edgerton Street. <br />The Planner pointed out that there is single family <br />development along Edgerton Street. <br />Schletty felt traffic was a serious issue in the City, <br />pointing out the traffic problem on the 35E Bridge as <br />well as on Edgerton Street. Schletty stated that the <br />City must consider what it will do with the additional <br />people mid-density housing will bring in, and how <br />these people will get around the community. <br />Carson asked why more high-density housing was being <br />considered. <br />Fahey stated that he would prefer to see mid-density <br />housing rather than industrial. <br />Scalze pointed out the people in the DeSoto area <br />purchased their property assuming the area north of <br />Allen and east of DeSoto would develop as single- <br />10 <br />
