Fahey indicated <br />that he was willing to negotiate with the City's fee to <br />get the job done. <br />Brachman pointed out that Dominium would contribute <br />$43,000 toward the fire suppression system. This <br />amount in addition to the City's fee may be enough to <br />sprinkle one of the buildings. <br />Morelan asked if any other cities were requiring retro- <br />fitting as part of a building renovation. <br />Brachman replied that he was not aware of any with mid- <br />rise apartment buildings, but he has heard of this <br />requirement with high-rise units. <br />Fahey asked if all new construction of apartments had <br />to be sprinkled. <br />Brachman replied that a sprinkler system was a Code <br />requirement for new construction. <br />Morelan asked what Dominium would do if the City did <br />not approve the tax-exempt status. <br />Sween suggested that Dominium could decide to proceed <br />on its own. However, financing costs would be greater, <br />therefore, the rehabilitation budget would be <br />decreased. Another option would be that someone else <br />would do the project, and rehabilitation could occur on <br />a pay-as-you-go basis. <br />Brachman pointed out that the City may not end up an <br />organization with as good a track record as their's who <br />can bring in a good, quality resident. <br />The Fire Marshal pointed out that there are no <br />standpipes in the building. <br />Morelan indicated that it would appear General <br />Sprinkler's bid did not include a standpipe. <br />Fahey asked what it would cost to put a standpipe in <br />the hallway. <br />Pedersen pointed out that the rehabilitation of The <br />Provinces is not a major renovation, but rather <br />deferred maintenance.
