Fahey noted that the City
VIKING ESTAT~S Planner and the Planning Commission have recommended approval ofthe
Rezoning as well as the Preliminary and Final Plat, but recommended
denia] of the Variance.
Jim Olson, develo~~er of Viking Estates, reported that he is proposing to
construct a four-unit townhome structure on the pro}~erty in question.
Tl~ese tow~~homes would be simila~- to those he ]ias developed at the
intersection of County Road D and County Road B-2 in Vadnais Hei~hts.
Olson requested that the Council consider the variance request which he
estimated to be lbout a 7-foot encroachment into the rear yard setback.
Olson pointed out that the porch for one of the units is proposed to
encroacl~ into this setback, and porches seem to be an amenity that clients
want. Olson notetl that his property abuts an approximately 50-foot
stretch of vaclnt land as well as a parking lot. Therefore, the
encroachment would not impact any neighbors. Olson further reported
that the City's'Public Worlcs Director is requiring a wider utility easement
than the average.
