MINUTES <br />CITY COUNCIL <br />APRIL 14, 1999 <br />It was noted that one of the parcels is owned by Don Gagne. Fahey asked <br />Mr. Gagne if it was interested in selling his parcel. Gagne replied that he <br />was not interested in selling for another warehouse building. <br />Allen reported that he is familiar with the office/warehouse buildings on <br />Country Drive, and the building he is proposing would be a level above <br />these. <br />Gagne indicated that this was the last good piece of property left in the <br />area and pointed out that Little Canada has no nice office buildings or <br />hotels. There is only one good restaurant in the City. Gagne felt this <br />property was the only place left to develop something of this nature. <br />Scalze asked how Gagne suggested the City find a developer interested in <br />developing an office building, hotel, or restaurant on Country Drive. <br />Gagne did not know but pointed out that other communities in the area are <br />attracting this sort of development. <br />Pedersen stated that he was not sure a hotel would be an improvement <br />over an office/showroom development pointing out the traffic and police <br />calls typically generated by a hotel. <br />Gagne felt a hotel would be good for the community and pointed out that <br />during Canadian Days, visitors from Canada have to stay in another <br />community. If they want to go to a nice restaurant other than The <br />Venetian Inn, they have to go to another community. Gagne also pointed <br />out that there are no large grocery stores in Little Canada. Gagne did not <br />feel office/showroom was improving the City. Gagne indicated that he <br />had to sell his first piece of property for office/warehouse in order to pay <br />the assessments on the property. Gagne indicated that this was not the <br />case with this parcel. <br />Marcel Zoch, Condit 5treet, suggested that the development townhomes <br />on the northern piece was preferable. Fahey pointed out that the City is in <br />discussions with a developer to construct an office building on this site. <br />Zoch pointed out that there is office space in the City that is not occupied. <br />He preferred townhomes and felt these would bring in tax dollars for the <br />City. <br />Fahey noted that the property was not zoned for townhome development. <br />Zoch also indicated that townhomes would generate less traffic and <br />pointed out the traffic problems at the intersection of Country Drive and <br />Little Canada Road. Zoch did not believe the City needed any more office <br />buildings. <br />
