MINUTES <br />CITY COUNCIL <br />MAY 25, 1999 <br />Ficek reported that he has a similar project he is completin~ on Hamline <br />Avenue and County Road C, and welcomed the Council to look at this <br />development. Ficek reported that the project he is proposing for Little <br />Canada will be similar but will comply with the City's architectural <br />guidelines. <br />Mr. LaValle introduced the following resolution and moved its adoption: <br />RESOI. UTION NO. 99-5-II8 - APPROVING THE DaVERN, INC. <br />TOWNOFFICE CONCEPT AS PROPOSED FOR RICE STREET <br />The foregoin~ resolution was duly seconded by Pedersen. <br />Ayes (4) LaValle, Pedersen, Scalze, Fahey. <br />Nays (0). Resolution declared adopted. <br />CONC~PT Mr. George LeTendre appeared before the Council with the concept <br />REVIEW - proposal for Palmen Overlook Addition. <br />PALNIEN <br />OVERLOOK Fahey pointed out that the Planning Commission has recommended <br />ADDITION approval of the concept subject to the recommendations of the City <br />Planner, City Engineer, and Parks & Recreation Commission as well as <br />agreeing to the request of the developer for a private road. <br />LeTendre explained that the street is proposed to be located adjacent to the <br />rear yards of the Viking Drive properties. However, due to the location of <br />a pipeline easement along these rear yards, the Vikin~ Drive properties <br />would not be able to subdivide and access this proposed road. <br />Fahey raised the issue of sewer and water to service the proposed lots. <br />LeTendre reported that given the water main improvement proposed on <br />Viking Drive, they are currently trying to obtain an easement through one <br />of the Viking Drive properties so that water main could be extended on the <br />new street and looped to the Vikin~ Drive water main. The plat would be <br />served with sanitary sewer improvement. <br />LeTendre indicated that they would like the street to be a private street and <br />are proposing to build it to City standards. <br />Scalze felt that this would be a deviation from City policy. She pointed <br />out that while the City has some townhome developments on private <br />streets, there are no detaclied sin~le-family home developments served <br />with private streets. <br />
