The applicant shall demonstrate by clear and convincing evidence that the <br /> development of the conditional use shall reflect the architectural character of the <br /> conforming buildings in the surrounding area in regard to the following: <br /> a. Proportion, scale and roof line; <br /> b. Architectural style; and <br /> c. Exterior finish materials. <br /> Comment: Private garages are a permitted accessory use in the R-7 District. The <br /> subject site is guided for low density residential land uses by the Comprehensive Plan. <br /> As such, the proposed addition will be compatible with existing and future land uses. <br /> The proposed addition will be consistent with the required performance standards as a <br /> condition of approval. <br /> CONCLUSION/RECOMMENDATION <br /> Duane Dahlstrom is seeking approval of a CUP to allow for a garage addition. The <br /> proposed addition appears to be consistent with the requirements of the Zoning <br /> Ordinance and Comprehensive Plan. Staff recommends approval of the conditional use <br /> permit subject to the following conditions. <br /> 1. The proposed addition shall be no taller than 30 feet in height and shall match <br /> the existing roofline of the home. <br /> 2. The proposed addition shall be constructed of materials which are the same or <br /> similar to the existing home's exterior materials. <br /> 3.
