6. The applicant shall demonstrate by clear and convincing evidence that the
development of the conditional use shall reflect the architectural character of the
conforming buildings in the surrounding area in regard to the following:
a. Proportion, scale and roof line;
b. Architectural style; and
c. Exterior finish materials.
Comment: Private garages are a permitted accessory use in the R-7 District. The
subject site is guided for low density residential land uses by the Comprehensive Plan.
As such, the proposed addition will be compatible with existing and future land uses.
The proposed addition will be consistent with the required performance standards as a
condition of approval.
CONCLUSION/RECOMMENDATION
Duane Dahlstrom is seeking approval of a CUP to allow for a garage addition. The
proposed addition appears to be consistent with the requirements of the Zoning
Ordinance and Comprehensive Plan. Staff recommends approval of the conditional use
permit subject to the following conditions.
1. The proposed addition shall be no taller than 30 feet in height and shall match
the existing roofline of the home.
2. The proposed addition shall be constructed of materials which are the same or
similar to the existing home's exterior materials.
3. The applicant shall demonstrate that the existing and proposed conditions of the
subject site are consistent with the R-1 District impervious surface requirements
subject to review and approval of the City Engineer.
c: Kathy Glanzer
Lee Elfering
Steve Westerhaus
Duane Dahlstrom, 2221 McMenemy Street, Little Canada, MN
3
