BUILDINGS – CITY CENTER & OLD FIRE HALL <br />Overview <br />The City Center houses the Little Canada City Hall and the Little Canada Historical Society. Previously, the Old Fire <br />Hall was the home to the Little Canada Fire Department. The Old Fire Hall is now utilized as a public gathering <br />space (lower level) and by the Parks Department for storage (upper level). <br />Service Areas <br />City Center Old Fire Hall <br />2024/2025 Departmental Accomplishments <br />•Continued to utilize the Old Fire Hall for meetings and storage as well as a rental facility. Ramsey County <br />is continuing to rent the lower level, daytime Monday-Friday, for special adult programming <br />2026 Departmental Goals <br />Oversee capital improvement projects at City Center to increase building efficiencies and improve <br />aesthetics <br />Continue to utilize the lower level of the Old Fire Hall as a public gathering space and explore <br />opportunities to maximize its use <br />Conduct feasibility study for a Community Building <br />Dedicated PW staff for building maintenance and projects management <br />Budgetary Commentary <br />City Center- The budget contains operating costs for the City Center. Items in the budget include utilities, <br />cleaning services, alarm monitoring, camera monitoring, and repairs for the City Center. The 2026 budget is <br />based on the average of costs incurred in the budget for the past several years and current year projections. The <br />City of Little Canada has four (4) primary building assets that require ongoing maintenance. The Little Canada <br />Fire Hall was built in 1990, the old Little Canada Fire Hall in the 1950s, the Public Works Shop was built in 2015, <br />and City Hall was built in 1974. The city has dedicated employees for street, fleet, and park maintenance, but we <br />have never had a dedicated facility maintenance or project management position. A new Public Works <br />Supervisor position was adopted to dedicate a staff person to coordinate and manage these projects, but that <br />employee resigned in May 2025, and the position was reconsidered. A new Maintenance Worker III position <br />was created instead for 2026, and this employee will dedicate time to building maintenance and projects, along <br />with regular parks maintenance duties. The 2025 Budget included $20,000 for this role, however for 2026 this <br />amount was allocated toward the Maintenance Worker III personnel cost in the parks department. <br />The City Center cleaning costs are based on cleaning the facility two times per week. <br />Old Fire Hall-The budget contains operating costs for the Old Fire Hall. Cleaning services for this building are <br />provided by a part-time Custodian. The 6.79% or $875 increase is primarily due to an increase in personnel cost. <br />60
