The <br /> existing building will be occupied by a sign making company and atake-out pizza <br /> restaurant. In addition, the applicant is seeking a variance to permit the reconstruction <br /> of a portion of the existing pylon sign that sits in the southwest corner of the property. <br /> The existing sign violates the required five foot setback from property lines. <br /> The applicant notes that the sign was damaged in a vehicle crash several years ago. <br /> The applicant's reconstruction creates a nominal, 3-4 inch additional encroachment by <br /> adding brick to the deteriorated concrete footing/foundation. Although small, the <br /> additional encroachment requires consideration of a variance. <br /> CUP for Comprehensive Sign Plan <br /> For single tenant commercial buildings, the City's zoning regulations allow one sign per <br /> frontage, plus one freestanding sign. For multiple tenant buildings, the regulations <br /> permit additional signs to provide identification for the several tenants, with the <br /> stipulation that the total sign area is not increased over the baseline of 15% of the <br /> silhouette of the building. To ensure that the signage for such buildings is consistent <br /> with City policy, a Conditional Use Permit is required. <br /> In this case, the applicant has provided information related to the size of the building <br /> and the proposed signage for the two tenants. A total allowable sign area of 197 square <br /> feet for the property has been calculated, based on the building size. The applicant <br /> expects to divide this sign area between the two tenants, with each having sign <br /> <br />
