The property <br /> is zoned I-1, Light Industrial, and is subject to the Conditional Use Permit requirements <br /> for outdoor storage. The applicant has submitted a site plan that identifies the site <br /> location, building dimensions, and fence locations. A Conditional Use Permit for <br /> outdoor storage had previously been granted to this site (prior to the change in the <br /> ordinance). The applicant is proposing the current amendment to accommodate the <br /> use of the storage area as previously approved, but without the restriction on the <br /> content of the storage, since it will now be divided among different businesses. <br /> As noted, outdoor storage is now allowed by CUP under a revised ordinance. The <br /> requirements for the permit are as follows (staff comments inserted in italics): <br /> G. Open and Outdoor Storage as an accessory use, provided that: <br /> 1. The activity of outdoor storage shall require a separate business license <br /> issued by the City of Little Canada. The applicant will /rave to obtain this <br /> license. <br /> 2. The storage area in question occupies an area no greater than sixty percent <br /> (60%) of the gross square footage of the subject parcel. The site plan <br /> shows that the total area behind the Guilding, and an area of the <br /> property adjacent to Spruce Street, occupies a maximum area of 35%. <br /> The applicant's plan is well under the 60% requirement. <br /> <br />
