As a part of the discussion, the City Council approved the several <br /> applications that HOM requested, with the single exception being the zoning district <br /> issue. It was agreed that a better approach might be to consider a PUD zoning district <br /> that limits the impact of the expansion of uses to this particular site. As such, the <br /> applicants have proposed a list of potential uses on the property, and staff has <br /> developed a proposed ordinance that would regulate land use on this property. <br /> The intent of the ordinance is to accommodate the needs of the applicant, but limit the <br /> potential traffic generation impacts on this property. The site has significant exposure to <br /> the adjacent interstate highways, but limited access due to its lack of proximity to a <br /> nearby interchange. As such, the intent of this PUD district is to provide for retail uses <br /> that may occupy the site, but do not generate significant amounts of traffic. <br /> Summary and Recommendation <br /> Planning Commission and City Council should review the attached material to ensure <br /> that it meets the City's expectations for the proposed use of the subject property. The <br /> list of uses has been drawn, generally, from the B-3 and B-W districts. The applicant <br /> has requested that signage and other accessory uses be specifically listed within the <br /> new PUD district to avoid conflicts with future changes to the ordinance, and to avoid <br /> the need to appear before Planning Commission and City Council if the use of the <br /> <br />
