At this time, the <br /> property owner is requesting an amendment to the master sign plan to allow additional signage. <br /> The original permit comprised of three walls signs and two pylon signs not to exceed 375 square <br /> feet of signage (I 5% allowable under city code). Since that permit was issued, the property <br /> owner has reconfigured some of the interior space within the buildings. As a result, the property <br /> owner is now requesting to expand the signage on the property to accommodate renter needs. <br /> "I'he master sign plan amendment requests two additional wall signs and one additional cabinet <br /> on the pylon sign. On the application, the property owner notes that the signage for the Little <br /> Canada Birder is 80 square feet. The property owner took the measurements off of the awning <br /> area. Consistent with how signage is determined with other businesses, it would be staff's <br /> recommendation that a box be drawn around the text area only. This would change the signage <br /> allocation for this business to 34 square feet. However, even with this change using the <br /> remaining dimensions provided by the property owner the total square footage requested is 400 <br /> square feet. This exceeds the 15% allowable signage for this location. <br /> It is city staff's recommendation that the commission grant approval of the master sign <br /> amendment for 2770 & 2768 Rice Street subject to the total signage on this property not <br /> exceeding the 15% allowable under city code (375 square feet). This amendment will include <br /> the addition of one pylon cabinet and the remaining allowable square footage being divided up <br /> between rental spaces at the property owner's discretion. The applicant does not identify <br /> materials, colors, or design of the signs as part of the application. City staff would recommend <br /> the property owner submit better identify these sign elements as a part of the Planning <br /> Commission review. It should be noted that the architectural guidelines for this district prohibit <br /> internally lit plastic panel signs. On the pylon the city has accepted this design, but required the <br /> message be "reversed out" of a dark backgrowld. 'T'his would be an additional requirement of the <br /> master sign plan amendment. <br /> <br />
