Little Canada
Road from B-3, General Business to PUD. The application is likely to come in time for
the March 11 Planning Commission meeting, with an expected public hearing before the
City Council on March 24.
The remainder of the block bounded by County Road C on the south, Little Canada
Road on the north, and the Soo Line/CP Railroad on the west is also zoned B-3,
although it is a mix of commercial, single family, and vacant property. The entire area is
guided for commercial uses, reflecting the current zoning.
At issue is whether the City should consider a broader expansion of the PUD District,
encompassing some or all of the block in question. The rezoning would have the effect
of providing additional land use management for parcels as they redevelop, particularly
in consideration of any ongoing residential uses in the area.
The more extensive PUD would not be necessary to a PUD consideration for the
Poolside property, however, staff felt that it was important to raise the issue at this time
in order to allow any proposal to proceed concurrently with the forthcoming Poolside
request. It is important to know that the change in zoning classification would not
impact any existing non-conformities on the properties -the same replacement rights
would exist.
On the attached pages, a copy of the aerial photograph, with a list of owners and land
uses, as well as a clip of the area zoning map are both included.
