Little Canada <br /> Road from B-3, General Business to PUD. The application is likely to come in time for <br /> the March 11 Planning Commission meeting, with an expected public hearing before the <br /> City Council on March 24. <br /> The remainder of the block bounded by County Road C on the south, Little Canada <br /> Road on the north, and the Soo Line/CP Railroad on the west is also zoned B-3, <br /> although it is a mix of commercial, single family, and vacant property. The entire area is <br /> guided for commercial uses, reflecting the current zoning. <br /> At issue is whether the City should consider a broader expansion of the PUD District, <br /> encompassing some or all of the block in question. The rezoning would have the effect <br /> of providing additional land use management for parcels as they redevelop, particularly <br /> in consideration of any ongoing residential uses in the area. <br /> The more extensive PUD would not be necessary to a PUD consideration for the <br /> Poolside property, however, staff felt that it was important to raise the issue at this time <br /> in order to allow any proposal to proceed concurrently with the forthcoming Poolside <br /> request. It is important to know that the change in zoning classification would not <br /> impact any existing non-conformities on the properties -the same replacement rights <br /> would exist. <br /> On the attached pages, a copy of the aerial photograph, with a list of owners and land <br /> uses, as well as a clip of the area zoning map are both included. <br /> <br />
