Such rezoning is intended to accommodate the unique nature <br /> of their business operations. <br /> The block in which Poolside is located is bounded on the north by Little Canada Road, on <br /> the south by County Road C and on the west by the Soo Line/CP Railroad. Although the <br /> block contains a mixture of commercial and single family uses, the entire block is <br /> presently zoned B-3, General Business. The B-3 zoning designation reflects the City's <br /> Land Use Plan which directs commercial use of the area. In addition, an area of B-3 <br /> zoning exists north of Little Canada Road, west of Jackson Street, and is currently <br /> occupied by a trade union administrative building. To the west of this latter property is <br /> another area of PUD Zoning. <br /> In response to the Poolside application, question has arisen whether or not it would be of <br /> benefit to the City to apply a PUD zoning designation to the entire area currently <br /> designated as B-3. <br /> The purpose of this memorandum is to provide a framework for Planning Commission <br /> discussion by identifying rezoning considerations and specifically the advantages and <br /> disadvantages of applying a PUD zoning designation to the area. <br /> Attached for reference: <br /> Exhibit A -Aerial Photograph and Property Information <br /> 1 <br /> <br />
