The property is zoned Planned Unit Development, and is subject to the <br /> Conditional Use Permit requirements for outdoor storage as allowed in the I-1 Zoning <br /> District. The applicant has submitted a site plan that identifies the site location, building <br /> dimensions, and fence locations. <br /> As noted, outdoor storage is now allowed by CUP under a revised ordinance. The <br /> requirements for the permit are as follows (staff comments inserted in italics): <br /> G. Open and Outdoor Storage as an accessory use, provided that: <br /> I. The activity of outdoor stoeage shall require a separate business license <br /> issued by the City of Little Canada. The applicant wilt have to obtain fhis <br /> license. <br /> 2. The storage area in question occupies an area no greater than sixty percent <br /> (60%) of the gross square footage of the subject parcel. The site plan <br /> shows that f/r~e totn[ area behuarX the building, and an afea of fhe <br /> property adjacent to Spruce Street, occupies a maxin¢um area of less <br /> than 5%. The applicants plan is well under the 60% requirement. <br /> 3. "fhe storage a~•ea shall not occupy any portion of the yard between the <br /> front building line acid the adjoining public street, or the side building line <br /> and public stt•eet on a corner lot. The applicant has lnclurled aia area in <br /> the front of tli~e building where a utllily trailer may be stored <br /> `occasionally".
