<br /> Also at issue would be the materials. The applicant is proposing to utilize fiber-cement <br /> board siding on the upgraded east and northeast exterior surfaces. This material is a <br /> durable lap siding or "shake" design (in most cases). The look of the material tends to <br /> be more residential or business in character, and is less often used in industrial <br /> applications. Any objection to the material would related to architectural concerns <br /> rather than durability. Planning staff would recommend a material that is more typical of <br /> industrial installations, such as masonry and EIFS/stucco. <br /> Parking. The applicant has provided a site plan that illustrates a new 35 space parking <br /> area to the easat of the existing building. This parking area should be adequate to <br /> accommodate parking demand created by the building use which is more than 85% <br /> warehouse storage. A sidewalk divides the <br /> Parking areas for industrial buildings are required to be paved and surrounded by curb. <br /> The site plan prepared by the applicant does not specify surfacing or other <br /> improvements -the plan should be amended to show compliance with these standards. <br /> Screenina and Landscaping. The site plan illustrates a few trees on the site plan, but <br /> does not identify all land cover for the affected property. Neither the stands in the <br /> parking lot, nor the ground between the sidewalk and the building, are addressed by the <br /> plan. These areas should be landscaped in accordance with the zoning ordinance <br /> requirement for all areas not covered by building or paved spaces. <br /> Summary and Recommendation <br /> The proposed Drywall Supply addition is intended to provide storage area that will <br /> replace space that Drywall Supply was using the former Knox sales building. That <br /> transition is scheduled to occur later this year. The request requires the City to approve <br /> a PUD permit under the following conditions: <br /> a. Exterior coverage of the building visible from the street to the north and east <br /> (totaling about 20% of the exterior) is adequate to meet the intent of the PUD <br /> ordinance. <br /> b. Use of fiber-cement siding material meets the intent of the City's building <br /> materials standards. Staff would recommend materials that are typical of <br /> industrial buildings, excluding alap-siding design. <br /> c. Parking areas will be paved and curbed according to the City's zoning <br /> requirements. <br /> d.
