~I~~RIN6 & -NSSU(IAT~S <br /> rau~ noaru <br /> Memo <br /> <br /> TO: Honorable Mayor & City Council Members <br /> FROM: Lee Elfering, City Engineer <br /> DATE: July 5, 2010 <br /> RE: Gervais Woods -Existing Easement Vacation <br /> As you are aware the City recently approved the Gervais Woods development located <br /> off of Labore Road. The development split the old Richie property, approximately 5.5 <br /> acres in Little Canada, into 17 single-family lots with newly dedicated street rights-of-way <br /> and drainage and utility easements as required by current City codes. The City had <br /> previously vacated the existing drainage and utility easements that the developer had <br /> indicated on the property, however some additional easements have been discovered. <br /> As with the other existing easements the developer is requesting that the City vacate the <br /> old drainage easements. The existing easements consist of a 6-foot drainage and utility <br /> easement around the old parcel that makes up the west portion of Tract 1. <br /> As outlined above the new plat provides for all the required street rights-of-way and <br /> drainage and utility easements required for the new development layout. Therefore we <br /> would recommend the City approve the vacation of tho old drainage and utility <br /> easements on the property within Little Canada. We would like to point out that there <br /> are existing drainage and utility easements shown on Tract 2 of the plat that lie within <br /> the City of Maplewood.
