The City has a clause in its I-1 District to allow for "off- <br /> site" outdoor storage by Interim Use Permit. The subject property is zoned PUD, <br /> Planned Unit Development. <br /> Under PUD zoning, the City may consider a wide variety of land uses not typically <br /> allowed under the standard zoning regulations. In this case, the applicant received a <br /> previous PUD permit in 2008 to construct two building additions to the south end of the <br /> southern-most building on the property, but has not activated that permit. The applicant <br /> notes that he would like to reconfirm the 2008 permit by extending the timeline to <br /> construct those additions, and that the current storage request would not be in place of <br /> his intention to build. We have attached the 2008 staff report for reference, and discuss <br /> it below. <br /> With regard to the current amendment, the proposed storage area would consist of six <br /> rows of material stacked 9 feet high. Each row would be approximately 20 feet in width, <br /> and there would be 20 feet of aisle space between them. The applicant's site plan <br /> indicates an overall storage area dimension of 220 feet by 100 feet. <br /> For comparison, the off=site outdoor storage requirements in the I-1 District are as <br /> follows: <br /> Off Site Outdoor Storage, provided that: <br /> 1. Off-site outdoor storage shall require a license in addition to any other business or <br /> outdoor storage license required by the City. <br /> 8 <br /> <br />
