The submittal documents contained a Site & Utility <br /> sheet, a Preliminary Grading, Drainage, & Erosion Control sheet, and architectural <br /> drawing sheets for the building. Based upon our review we would offer the following <br /> comments. <br /> Site & Utility Plan <br /> 1. The parking stalls that are back to back are shown as 18 feet in length and <br /> must be lengthened to a minimum of 20 feet long. The 17 stalls that are <br /> adjacent to the building are also shown as 18 feet long, which is acceptable <br /> due to allowed overhang available from the curb. However we would suggest <br /> that the sidewalk be widened to 7 feet to allow fora 5-foot walking area <br /> outside of the overhang distance. <br /> 2. The current City ordinances require continuous perimeter curbing around the <br /> parking areas. It would be our recommendation that curb be required around <br /> the islands at the end of the north and south end of the parking area and a <br /> curb be added to the easf side of the parking area. <br /> 3. The current City ordinance requires curbing around all metal buildings a <br /> minimum of 5 feet from the building. It would be our recommendation that <br /> curb be added around the building with the exception of in front of loading <br /> dock doors. <br /> 4. The applicant is providing 35 parking spaces and 18 proof of parking spaces <br /> to demonstrate the ability to provide, if necessary, the required 53 spaces.
