Hanson <br /> www.ci.little-canada.mn. us <br /> MEMORANDUM <br /> TO: Planning Commission Members <br /> FROM: Jessica Jagoe, Code Enforcement Officer <br /> DATE: September 1, 2010 <br /> RE: 70 Woodlyn Avenue - Re-Issue Interim Use Permit <br /> On July 23, 2008 the City of Little Canada approved an Interim Use Permit for Wal•-Ron <br /> Company at 70 Woodlyn Avenue. "Phis was a one year permit that allowed On Site Sanitation at <br /> 95 Woodlyn Avenue off site storage of portable toilets at 70 Woodlyn Avenue. At that time, the <br /> city code stated that an interim use permit could not be for more than one (1) year from the date <br /> of approval. However, our city code was recently amended to allow interim use permits up to <br /> five (5) years. <br /> With the recent code amendment, Mr. Dave Ilolm is seeking to have the IUP at 70 Woodlyn <br /> Avenue reissued for a five yeu~ period. Since the original permit was issued, DK Holm <br /> Properties, purchased 70 Woodlyn Avenue. Although Mr. Holm is now the owner of 70 <br /> Woodlyn Avenue, the IUP is still needed because he does not have a principal use within the <br /> building. The On Site Sanitation offices are located at 95 Woodlyn Avneue. <br /> In addition, Mr. Holm is requesting to amend the current CUP to allow outdoor storage up the <br /> maximum allowed by code. This will allow Mr. Holm additional outdoor storage space for <br /> tenants of the building. City staff has reviewed the site plan submitted by Mr. Holm and the <br /> outdoor storage area shown is under the 60% threshold. (About 56% of the site is outdoor <br /> storage.) Given there is a portion of the site plan that does not have a specified use city staff <br /> would recommend prior to approval Mr. Hokin submit a new site plan specifying said use for this <br /> area. This will enable city staff to verify that the intended outdoor storage area stays below the <br /> maximum allowed by code. Plus, it will be clearer when identifying storage areas on inspections <br /> for the outdoor storage license. <br /> I have included with this memo the site plan Mr. Holm submitted (plus I have highlighted the <br /> area staff is requesting be specified) and the original Planner's Report dated July 3, 2008 for <br /> your review. The code requirements of the original Plamrer's Report are still the same today. <br /> However, the CUP would be amended to include outdoor storage for building tenants, not <br /> specific to War-Ron the prior owner of the property. City staff notes that there have been no <br /> code enforcement issues with the prior permit; however, the landscape materials used for <br /> <br />
