NORTHWEST ASSOCIATED CONSULTANTS, INC.
~,,r
s. 4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422
Telephone: 763,231.2555 Facsimile: 763.231.2561 planners@nacpla nning.com

IViEMORAN®UM

TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: July 3, 2008
RE: Little Canada - On-Site Sanitation/War-Ron Company -
70 Woodlyn Avenue
Outdoor Storage CUP and Off-Site Outdoor Storage IUP
FILE NO: 758.09 - 08.16
Background and Analysis
War-Ron Company is seeking a Conditional Use Permit for outdoor storage at 70
Woodlyn Avenue, as well as an Interim Use Permit for outdoor storage on that site to
allow a portion of this parcel to be used for the off-site storage from On-Site Sanitation.
The subject property does not currently have a CUP for outdoor storage.
Outdoor storage is now allowed by CUP under a revised ordinance. The requirements
for the permit are as follows (staff comments insetted in italics):
G. Open and Outdoor Storage as an accessory use, provided that:
1. The activity of outdoor storage shall require a separate business license
issued by the City of Little Canada. The applicant will have to obtain this
license.
2. The storage area in question occupies an area no greater than sixty percent
(60%) of the gross square footage of the subject parcel. A site plan
detailing the total storage area has not been submitted. From aerial
plzotograplay, it appears that the majority (all but about 20 feet) of the
property behind the building could be used for outdoor storage and meet
the 60% threshold. The aerial photo shows about half of that maximum
(30% of the lot area) beitzg used.
3. The storage area shall not occupy any portion of the yard between the
front building line and the adjoining public street, or the side building line
and public street on a corner lot. All of the storage area is behind the
front building line.
