Background <br />Analysis <br />NORTHWEST ASSOCIATED CONSULTANTS, INC. <br />800 Olson Memorial Highway, Suite 202, Golden Valley, M N 5 <br />telephone: 703.:31 2555 i ,ecsimilc /03.231.2561 plan iier_;rcunac.plannnrg co <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Bob Kirmis Stephen Grittman <br />DATE: January 6, 2011 <br />RE: Little Canada Dynamic Connections Home School Academy <br />PUD Permit <br />FILE NO: 758.09 11.01 <br />Kris Worrell and Leanne Mairs, on behalf of the "Dynamic Connections Home School <br />Academy have requested approval of a PUD Permit to allow a school for autistic <br />children to occupy a portion of a currently vacant, office warehouse building located <br />north of Nadeau Road and west of Country Drive (2905 Country Drive). <br />The school would occupy the southeast corner of the building and approximately 3,000 <br />square feet of the total 12, 700 square foot building. Thus, the proposed school would <br />occupy approximately 25 percent of the building's floor area. <br />According to the applicants, up to 12 children will be allowed on site at a time. The <br />children would be supervised by three staff persons and some parent volunteers. A <br />typical school day would run from 8:30 am to 2:30 pm on weekdays. <br />The subject site is zoned PUD, Planned Unit Development. To accommodate the <br />proposed use, the processing of a PUD permit is necessary. <br />Evaluation Criteria. In consideration of the proposed use, the conditions of the Zoning <br />Ordinance related to rehabilitations centers (B -3 District) are considered generally <br />applicable.
