Amendment Application <br />Page 2 of 4 <br />Site lighting will be expanded as required but will continue to be limited to the vehicular and <br />pedestrian areas and arranged to deflect light from the adjacent properties. <br />The existing service dock located on the northeast side of the Phase I building will continue <br />to be accessed from County Road B2 along a slightly expanded dock drive with an additional <br />delivery door. <br />4. Parking: <br />Expanded surface parking is proposed directly southwest of the building as an extension of <br />the existing surface parking and will continue to be accessed from County Road 82. Several <br />surveys of the existing parking facilities indicate that a 15 -20 stall surplus exists on the west <br />portion of the campus after considering vacancy in the Phase I building. We propose to <br />provide 52 new stalls to meet the parking needs of the addition based on the following <br />summary: <br />Anticipated Need: <br />Existing: 446 occupants x 0.8* 357 50 visitor 407 stalls <br />New: 90 occupants x 0.8* 72 stalls <br />Total Required 479 stalls <br />Proposed Parking: <br />Existing Parking: 429 stalls <br />New Parking: 52 stalls <br />Total Proposed= 481 stalls <br />Vacancy Factor assumes 0.2 or 20% of occupants do not need parking due to car <br />pooling, public transportation, or other means, and accounts for vacations, out -of- office, <br />remote working, etc. <br />Provisions for future structured parking are provided for under the existing Master Plan. If <br />additional parking facilities are needed beyond the anticipated need, St. Jude has surplus <br />parking capacity on the east portion of the campus that can be utilized. If structured parking <br />is utilized, the lowest level of parking will be one level below the building entrance and open <br />to the southwest as grades fall to the southwest per the Master Plan. <br />
