The property is zoned I -P, Industrial Park, and <br />exists as a corner lot at the northeast corner of Yorkton Boulevard and Yorkton Court. <br />Because the narrow side of the property fronts on Yorkton Court to the south, the "front" <br />of the property is technically defined by the Zoning Ordinance as the south boundary <br />with Yorkton Court, even though the design of the building and its address is oriented to <br />the west and Yorkton Boulevard. <br />Functionally, the business occupants of the building utilize entry points on the west face <br />of the building, and the applicants think of this face as their effective "front with the <br />effective "rear" of the building facing east toward a loading area and a shared access <br />area with the adjacent property. It is on this east side that the applicants received the <br />original CUP. <br />The 2006 permit was granted for a storage area of 3,250 square feet, with conditions <br />that included the requirement for a landscaped planting area along the south edge <br />facing Yorkton Court. The 3,250 square foot area was designed by the applicants to <br />provide storage area for business equipment and some materials, but avoid extending <br />along the building in such a way as to interfere with access to an existing doorway. <br />Since that time, the applicants have need to store a trailer that has recently been kept <br />outside in the parking lot, a violation of the City's zoning regulations. As such, they wish <br />to amend their original permit to expand the storage area to a total of 6,000 square feet, <br />increasing the fenced enclosure.
