MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 9, 2010 <br />Duray noted that there is no change being proposed in the business, just a <br />building addition to accommodate business needs. Duray felt the proposal <br />was a good addition to the community. <br />Duray asked about parking. The Planner indicated that the additional <br />parking more than compensates for the building addition. <br />Mr. Barraclough recommended approval of the Amendment to <br />Conditional Use Permit for Minor Auto Repair and approval of <br />Architectural Review for the expansion of 2600 Rice Street building for <br />Vroom Motors as proposed by R.J. Marco Construction subject to <br />compliance with the recommendations of the City Planner and City <br />Engineer. <br />Motion seconded by Pechmann. <br />Motion carried 5 0. <br />AMEND The City Planner reported that Bob Grootwassink has requested an <br />PUD PERMIT Amendment to PUD Permit for expansion of the freestanding sign at <br />2900 RICE the Market Place Shopping Center. The Planner noted that the current <br />STREET sign is 400 square feet in size and the applicant is requesting an <br />MARKET additional 84 square feet. The Planner indicated that this property is <br />PLACE zoned PUD, therefore, the City has discretion. He noted under Sign <br />SHOPPING Ordinance, the standard requirements are that a property with two <br />CENTER frontages is allowed two freestanding signs, each a maximum height of 25 <br />feet and maximum size of 200 square feet. The Market Place Shopping <br />Center would be allowed a freestanding sign on Rice Street and another on <br />Little Canada Road. Under the original PUD Permit, the City allowed for <br />one freestanding sign of 400 square feet in size in exchange for the second <br />freestanding sign that would have been allowed on the Little Canada Road <br />frontage. <br />The Planner noted that the applicant is requesting the additional 84 square <br />feet in signage in order to provide signage on the pylon for each tenant in <br />the shopping center. In exchange for the additional square footage, the <br />applicant has agreed to make the signage background dark with colored <br />lettering, which is more in compliance with the City's Architectural <br />Guidelines. <br />Duray asked if the signage would be illuminated. The Planner reported <br />that in his last discussions with the applicant, a decision had not been <br />made on whether or not the signage would be internally lit. <br />3 <br />16 <br />
