There are two separate parcels that comprise the property, <br />which previously were subject to one business operation. The applicant is proposing to <br />remodel and expand the existing building on 3167 Spruce (the north parcel), and <br />construct a new building on 3165 Spruce (the south parcel). Two applications have <br />been filed for Conditional Use Permits for outdoor storage, one on each parcel. For the <br />new building site, a variance request is also being sought to allow the building to be <br />constructed closer to the property line than the 15 foot side yard setback required by the <br />1 -1 zoning district. <br />This report examines the CUP for outdoor storage and Setback Variance on the south <br />site (3165) for the new building. <br />Variance for Side Yard Setback <br />The applicant is seeking a variance to allow for the construction of a new building on an <br />existing parcel in the Ryan Industrial Park at 3165 Spruce Street. The parcel has <br />previously been occupied by outdoor storage and automobile sales as an accessory <br />aspect of the Valor Auto operation which was located in a building on the adjoining <br />parcel to the north at 3167 Spruce. With this application, the parcels will operate <br />independently from one another. <br />
