March 28, 2011 <br />RE: PUD amendment to allow a Thrift Store. <br />To City of Little Canada, <br />We would request that the City please amend our PUD description to allow for a Thrift Store use. We <br />currently have a Thrift Store tenant who would rent the remaining 7,000 sq if in our building. This <br />tenant would be paying very competitive rates in today's environment. The tenant has been a tenant <br />for the last 3 plus years in another property owned by Robert Wagner and thus we are very comfortable <br />with this tenant and their reliability. <br />We will also make any reasonable language that the city would like to see part of this lease to ensure <br />the usage is what we say it is going to be. <br />The reality is that this lease increases our overall financial strength significantly and allows us to finish <br />the build outs in the building. The building would have a positive cash flow as all of this rent would <br />literally go to the bottom line. <br />In these economic times when a quality, known entity comes along we have to be able to get them so <br />this is why we are asking for this usage. <br />Any questions please let us know and thank you for your consideration. <br />Sincerely, <br />Robert Wagner <br />Graba Properties Partner <br />
