Staff reviewed the property on April 22nd to review the outdoor storage that currently <br />exists on the site. The following conditions should be included as part of the CUP <br />approval — <br />Along the south side of the property there were three dumpsters on a concrete pad <br />beside the parking area. As required by city code, dumpsters are also required to <br />be screened. The Nielsen's could either install screening around their current <br />location or move the dumpsters behind the building. <br />• The trailer in the rear yard must be removed. As allowed by city code, the <br />applicant could add storage containers to the designated storage area. Staff would <br />request an updated site plan showing storage container location if added to the <br />storage area. <br />• The outdoor storage area is visible from the street right -of -way. Staff would <br />recommend that the Nielsen's not be required to screen the gated portion of the <br />chain Zink fence. However, they should still be required to establish screening on <br />the section of fencing that is not part of the gate. One parking space would need <br />to be removed in order to allow for landscaping or as previously allowed by city <br />code staff would recommend the Nielsen's be allowed to add slats to the existing <br />fence. <br />It should be noted that the Nielsen's have expressed a possible intent to withdrawal their <br />application based on their belief that the outdoor storage being grandfathered in. Based <br />on staffs review of the background information provided above, their outdoor storage <br />was never legally established. Given the restriction in the I -P District, rezoning to I -1 <br />and the issuance of a CUP to continue the outdoor storage is recommended by staff. <br />Cc: Thomas and Gayle Nielsen <br />3 <br />
