Summary and Recommendation <br />The request to amend the zoning district allowances for this property by permitting a <br />second hand goods dealer to occupy a portion of the building at 3225 Country Drive is <br />recommended by staff for approval, based on a finding that the use is compatible with <br />the existing and allowed uses of the property in a "PUD -B" district. There are a few <br />administrative requirements necessary to complete this amendment, including the <br />following: <br />• Amend the PUD -B District to specify the allowance of second hand goods <br />dealers (subject to licensing requirements), as well as the current uses in the <br />building. <br />® Adopt a formal PUD -B District Ordinance for publication. <br />• Amend the zoning map to designate the site "PUD -B ". <br />These may ail be approved as a part of a single motion recommending the zoning <br />amendments identified in this report. <br />pc: Kathy Glanzer <br />Steve Westerhaus <br />Lee Elfering <br />Bob Wagner, 3225 Country Drive, Suite 160, Little Canada, MN 55117 <br />5 <br />
