April 27, 2011 <br />City Council <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />Re: Property 3075 Spruce Street <br />We will rezone our property subject to the following conditions: <br />1. The storage area is behind our building and about 300' from the street. We feel it <br />would be detrimental to us to have to screen any of the fence. <br />2. We would need time to remove the trailer, which is used to store new steel panels <br />in the event of damage to the building, and replace it with a steel storage unit due <br />to personal and financial problems at this time. Last winter one of the buried <br />power lines to the back of the building went out and the power was temporarily <br />restored and now it will have to be permanently fixed. <br />3. We also have a problem with the Stockness drainage line the city required him to <br />put across our lot to the drainage ditch and not in the city right of way. Stockness <br />said they would maintain our parking lot and concrete drive. It is not recorded on <br />their deed. And we are dealing with this issue. <br />When the council voted to change our zoning from light industrial to I -P, we were given <br />no choice; however, they guaranteed we would be grandfathered in and we would remain <br />legal and non - conforming. Our lawyer has advised us that it would be to our advantage <br />not to rezone, but to remain legal and non - conforming.
