April 27, 2011
City Council
City of Little Canada
515 Little Canada Road
Little Canada, MN 55117
Re: Property 3075 Spruce Street
We will rezone our property subject to the following conditions:
1. The storage area is behind our building and about 300' from the street. We feel it
would be detrimental to us to have to screen any of the fence.
2. We would need time to remove the trailer, which is used to store new steel panels
in the event of damage to the building, and replace it with a steel storage unit due
to personal and financial problems at this time. Last winter one of the buried
power lines to the back of the building went out and the power was temporarily
restored and now it will have to be permanently fixed.
3. We also have a problem with the Stockness drainage line the city required him to
put across our lot to the drainage ditch and not in the city right of way. Stockness
said they would maintain our parking lot and concrete drive. It is not recorded on
their deed. And we are dealing with this issue.
When the council voted to change our zoning from light industrial to I -P, we were given
no choice; however, they guaranteed we would be grandfathered in and we would remain
legal and non - conforming. Our lawyer has advised us that it would be to our advantage
not to rezone, but to remain legal and non - conforming. If the above conditions can not be
met, we will withdraw our application to rezone.
Very truly yours,
i/
l ^cam! (_l%/y.
Thomas C.
