CROESUS LLC <br />3395 North Snelling, Arden Hills, MN 55112 - Phone: 651.631.3025 - Email: croesus7@ensn.corn <br />May 23, 2011 <br />Mr. Joel Hanson <br />City Administrator <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 <br />Dear Joel, <br />By this letter, I request that the City of Little Canada issue a conditional use permit on niy <br />property at 5 South Owasso Blvd. to allow semi truck and trailer parking. This permit is <br />needed before I can enter into a lease with Jack Cooper Transport, a prospective tenant. <br />Jack Cooper Transport based in Kansas City, MO is one of the largest transporters of new <br />automobiles in US. Their intent to use my building as an office /service center in the <br />Midwest. I'm told they will immediately employ 6 office workers, 5 mechanics and 65 <br />drivers. The operations there would be very similar to what has been the site used for in <br />the past. The original CUP was issued in 1994. <br />The truck /trailer parking would be on the Northern part of the property as it was in the <br />past. All of the neighboring properties have open storage. The lot is completely paved <br />and dust free. None of the trailers would be used for long term storage. <br />The character of the neighborhood would not change, since it's the same use of the <br />property as it been since the building was built. <br />All public facilities are adequate for this use. <br />Thank you for consideration is this matter. <br />50:3 <br />Bob Dolle <br />
