MINUTES <br />PLANNING COMMISSION <br />JUNE 9, 2011 <br />AMEND PUD <br />& EXTEND <br />PUD — <br />3213 COUNTRY <br />DRIVE — <br />PALLET <br />SERVICE <br />CORP. <br />outdoor storage up to 25% of the building size or 10% of the land area, <br />whichever is less. It also requires that the storage be located behind the <br />rear building line. The outdoor storage proposed by Mr. Dolle on the I -P <br />area is about double what the Code would allow. The outdoor storage <br />proposed on the I -1 area of the site is less than 50% of the site, while the <br />Code allows up to 60 %. <br />Knudsen noted that the City Planner is recommending approval provided <br />that Dolle meet the Code requirements for the proposed outdoor storage. <br />Dolle indicated that he would comply with the recommendations, but <br />asked if the decreased outdoor storage became an issue if he could come <br />back and apply for a Variance. The City Planner indicated that Dolle <br />could request a Variance or could propose a building expansion. Dolle <br />asked about vehicular parking. The City Planner noted that automobile <br />parking is not considered to be outdoor storage. <br />Duray asked about the outdoor storage on the I -P zoned property. The <br />City Planner indicated that the outdoor storage would have to be north of <br />the rear building line on the portion of the property that is zoned 1 -P. <br />There was no one else present from the general public wishing to <br />comment on this matter. <br />Duray recommended approval of a Conditional Use Permit for outdoor <br />storage of semi -truck and trailer parking at 5 South Owasso Blvd. subject <br />to compliance with the recommendations of the City Planner as outlined in <br />his report dated June 3, 2011. <br />Motion seconded by Pechmann. <br />Motion carried 7 — 0. <br />Robert Wenner, Pallet Service Corporation, appeared before the <br />Commission requesting approval of an Amendment to Planned Unit <br />Development Permit for the permanent outdoor storage of <br />construction materials as well as extending the time period for PUD <br />Permit related to the construction of building expansion at 3213 <br />Country Drive. Wenner reported that he is currently leasing 2,200 <br />square feet of the property for outdoor storage as well as substantial <br />portion of the inside space. He is interested in purchasing the property for <br />his wholesale lumber business which deals in industrial wood products. <br />Knudsen asked if the product that Wenner stores on the property now is <br />representative of the outdoor storage he is proposing this evening. <br />Wenner replied that it was, noting that the lumber is uniformly bundled. <br />-2- <br />
