COMBINATION MORTGAGE,
<br />SECURITY AGREEMENT
<br />AND FIXTURE FINANCING STATEMENT
<br />This Combination Mortgage, Security Agreement and Fixture Financing Statement
<br />( "Mortgage ") is made this day of June, 201 I, between C3raba Properties, LLC, a
<br />Minnesota Limited Liability Company, the mortgagor and debtor (the "Mortgagor "), whose
<br />mailing address is 3225 Country Drive, Little Canada, Minnesota 55117, and the City of Little
<br />Canada, a Municipal Corporation and Political Subdivision of the State of Minnesota, the
<br />mortgagee and secured party ( "Mortgagee "), with a mailing address of 515 Little Canada Road,
<br />Little Canada, Minnesota 55117.
<br />WITNESSE'I'H, that in consideration of the sum of up to Two Hundred Ton Thousand,
<br />Nine Hundred Thirty -Nine and 48/100 Dollars ($210,939.48), or so much thereof as has been
<br />advanced and remains unpaid at maturity, to it in hand paid by Mortgagee, the receipt whereof is
<br />hereby acknowledged, Mortgagor does hereby grant, bargain, sell, and convey unto Mortgagee,
<br />forever, the tract(s) or parcel(s) of land together with any streets or alleys adjoining said premises
<br />heretofore or hereafter vacated, all easements benefitting said premises and any other rights of
<br />the Mortgagor or any other owner of such premises to adjacent property, (hereinafter sometimes
<br />called the "Land "), lying and being in the County of Ramsey and State of Minnesota, described
<br />as follows, to wit:
<br />Lot 1, Block 1, Drywall Supply Addition to Little Canada,
<br />Ramsey County, Minnesota,
<br />having a street address of 3203 Country Drive, Little Canada, Minnesota 55117.
<br />"Together with (a) all of the buildings, structures, and other improvements now standing
<br />or at any time hereafter constructed or placed upon the Land; and (b) all heating, plumbing,
<br />furnaces, oil burners, communication and security systems, building controls, dynamos,
<br />transformers, elevators and motors, engines and machinery, electrical equipment, incinerator
<br />apparatus, air conditioning apparatus, water and gas apparatus, plant and refrigerators, water
<br />softeners, carpets, carpeting, cooling apparatus, appliances and appurtenances, furniture,
<br />furnishings, maintenance equipment, storm windows and doors, blinds, awnings, locks, fences,
