NORTHWEST ASSOCIATED CONSULTANTS, INC. <br />4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422 <br />Telephone: 703.231.2565 Facsimile: 763. 231.2501 plannersi<_"ynacpla nni ng.com <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: June 3, 2011 <br />RE: Little Canada — PUD Permit for Outdoor Storage of Construction <br />Materials <br />FILE NO: 758.09 —11.13 <br />Background and Analysis <br />The applicants are seeking a PUD Permit to extend a previous approval for a building <br />expansion and to expand the area and volume of outdoor storage of wood on the site at <br />3213 Country Drive — the southern -most portion of the Drywall Supply property. <br />In 2010, the City approved an interim use permit to allow these applicants to store <br />limited portion of their products on this site under the'PUD allowances of the code. At <br />the time, the applicants were not a local business, and as such, needed to rely on the <br />flexibility of the PUD ordinance to gain approval. <br />Under that permit, the City approved the requested storage, which consisted of 6 rows <br />of material, approximately 20 feet wide by 100 feet long, separated by 20 foot drive <br />aisles. This resulted in an outdoor storage area approximately 220 feet by 100 feet by 9 <br />feet in height, based on the applicants report that the bundles of their raw material came <br />in packages roughly three feet tall. <br />The applicants are seeking to purchase the subject property and utilize the site as one <br />of their business locations. As such, they would no longer have a conflict with the "non - <br />local" business aspect of the outdoor storage policy. However, they also plan to greatly <br />expand the area where the storage would be located. The proposed site plan shows as <br />many as 14 stacks, most 50 feet in width, ranging from 28 feet long to as much as 150 <br />feet long. Moreover, the proposed height of the stacks would be 14 feet, based on five <br />stacks at the size of their packaged raw material. <br />12 <br />
