JUDE MEDICAL TECHNOLOGY BUILDING RAMP <br />CITY OF LITTLE CANADA <br />Dear Planning Commission: <br />We have reviewed the submittal for the St. Jude Medical Technology Center building site <br />parking expansion. Te application consists of a written project description and general <br />site layout plans. Our review is based on those general items. <br />Detailed plans have not been submitted at this time so specific engineering review and <br />approval of the grading, drainage, and utility revisions necessary will need to be <br />completed on the final plans. Based on the proposed general layout submitted, the <br />increase in impervious surface should be minimal and we would anticipate that the storm <br />water control and treatment will be able to be obtained with only minor revisions to the <br />existing systems as mentioned by the applicant. Based on the depiction in the layout <br />plan, the City watermain that runs through the site should have sufficient horizontal <br />clearance from the parking structure to allow maintenance without impact to the parking <br />structure itself. As with the existing building and lot, actual access to the parking <br />structure may be affected by future maintenance of the watermain. St. Jude was made <br />aware of this at the time the watermain alignment was chosen and acknowledged the <br />possible access impacts. <br />Only one level of the parking structure is proposed to be constructed at this time; <br />however, the ultimate build -out for the ramp includes an additional 2 levels and an <br />elevated connection from the top level to a proposed second building on the site. If this <br />ultimate build -out occurs, the City's watermain will run between the parking structure and <br />the new building underneath the elevated building access. At the time plans are <br />submitted for that expansion, a detailed review of the clearance available underneath the <br />elevated access for watermain maintenance will need to be reviewed and casing of the <br />watermain may be necessary. <br />Z'. \PROJ \120152E - St. Jude Ramp (Cty .
