The <br />development is located to the North of Labore Road, between Valento Lane N and Ontario <br />Road N. The submittal documents were prepared by E.G. Rud & Sons, Inc, and Plowe <br />Engineering and dated December 20, 2007. Based upon our review, we have the following <br />comments: <br />Grading Plan <br />1. Silt fence should be installed along the east side of the main storm water pond and <br />connected to the proposed silt fence to the north. This will ensure no grading beyond <br />the property line and to protect against sediment leaving the site. <br />2. The 4" orifice for the storm pond outlet should be constructed inside the structure by <br />adding a concrete wall /weir to allow for easier maintenance and cleaning if necessary. A <br />flared end section and trashguard should be added to the end of the pond outlet to help <br />prevent plugging of the orifice. <br />3. Modifications to the driveway at 693 Labore will be necessary and should be shown. <br />The driveway of 693 Labore Road and Lot 1 should access Thunder Bay Court. <br />4. The typical street section should at a minimum meet Little Canada's standard of 3- <br />inches of bituminous and 8- inches of class 5. <br />5. The 918 contour of the east pond should be tied together at the northeast corner. This <br />will ensure that storm water will flow out the EOF instead of the backside pond. <br />Preliminary Utility Plan <br />1. Catch basins should be added to the radius points on Thunder Bay Court near the <br />intersection to eliminate storm water from going onto Labore Road or across the <br />intersection. These catch basins would be allowed to connect to the pond outlet pipe <br />already near the intersection. <br />2. The pond outlet structure detail should be updated to show the 4 -inch orifice.
