This proposal received a Preliminary Plat approval from the City Council in December with the following conditions: 1. Lengthening of the cul -de -sac to increase lot width. 2. Limitation on buildable area to 71 feet in width (with the intent of maintaining side yard setbacks of at least 10 feet or more). 3. Landscaping enhancements including the following: a. Replacing tree species with those recommended by the Watershed District as native plant selections. b. Adding some shrub and perennial plantings in the infiltration pond areas as a visual enhancement. c. Identifying seed mix cover in those areas where ground cover planting will represent the long -term cover. d. Adding significant levels of tree and shrub planting along the west boundary to replace lost trees and increase buffering due to the shallow rear yards on both sides of this line. The plat layout shows the extended cul -de -sac length and wider lots, along with compliance with the building pad and side yard setback requirements. No revised landscape plan has been submitted with the Final Plat application package. Items a. through c. should not raise any particular issues. Planting along the west boundary, however, could have the greatest impact in ensuring that new homes in the plat are buffered from the adjoining properties.
