The changes to the current language are summarized as follows: <br />• Lot Area — Increases lot areas for newly platted lots from 10,000 s.f. and 11,000 s.f. (corner) to <br />11,000 s.f. and 12,500 s.f. respectively. <br />• Lot Width — Increases lot width for newly platted lots from 75 feet and 80 feet (corner) to 85 <br />feet and 100 feet, respectively. <br />• Setbacks — Increases internal side yard setbacks for newly platted lots from 7.5 feet to 10 feet. <br />• Impervious Surface — Creates a new impervious surface threshold for all R -1 lots of 30 %, with <br />a CUP provision that allows more than this under specific conditions, including stormwater <br />reductions, and other improvements. <br />• Tree Preservation — Creates a new minimum threshold for tree preservation of 30 %, and <br />creates a monitoring and penalty provision to regulate compliance. <br />We have also provided language for changes to the definition of buildable lot (this change would <br />require access as well as frontage, and would be made in both the Zoning and Subdivision ordinance <br />definitions).
