other replacements, Tenant shall submit to Landlord a proposal for any such replacement <br />facilities, and for any supplemental materials as may be reasonably requested for Landlord's <br />evaluation and approval, which approval shall not be unreasonably withheld, conditioned or <br />delayed. There shall be no increase in rent if Tenant's modification to the Antenna Facilities is <br />not greater in number or size than Tenant's existing facilities and provided that their location on <br />the leased portions of the Tower does not change. <br />(c). Tenant shall have the right, at its sole cost and expense, to install, operate and <br />maintain on the leased portions of the Property the improvements described in Exhibit E attached <br />hereto, which improvements include a building to house the Tenant's equipment (the "Equipment <br />Building "). All such improvements shall be constructed in accordance with Landlord's <br />specifications and according to a site plan approved by the Landlord. The Equipment Building <br />and all equipment stored or operated therein shall remain the exclusive property of the Tenant, <br />subject to the provisions of Paragraph 7 of this Lease. No equipment shall be stored on the <br />Property outside of the Equipment Building, and all appropriate permits must be obtained prior to <br />construction and use of the Equipment Building. <br />(d). At all times during this Lease, Tenant shall have license for utilities, ingress, <br />egress and access over the Property and access to the Equipment Building and to the base of the <br />Tower from the Landlord at no additional charge to Tenant. <br />(e). Tenant, at all times during this Lease, shall have access to the Property and the <br />Equipment Building in order to install, operate, and maintain its Antenna Facilities. Tenant shall <br />have access to the Tower only with the approval of Landlord and in the presence of an employee <br />of Landlord. Tenant shall request access to the Tower twenty -four (24) hours in advance and <br />Landlord's approval thereof shall not be unreasonably withheld. <br />(f). Tenant shall have the right to install utilities, at Tenant's expense, and to improve <br />the present utilities on the Property (including, but not limited to, the installation of emergency <br />backup power sources). The location of any necessary buried utilities is to be approved by <br />Landlord prior to installation, which such approval shall not be unreasonably conditioned, <br />delayed or denied. All damage caused by Tenant's installation of utilities will be repaired by <br />Tenant in a timely manner. Tenant shall separately meter charges for the consumption of <br />electricity and any other utilities associated with its use of the Leased Premises and shall pay all <br />costs associated therewith. <br />(g). Tenant shall provide Landlord with as -built drawings of the equipment installed <br />on the Tower and improvements installed on the Property which show the actual location of all <br />equipment and improvements. Such drawings shall be accompanied by complete and detailed <br />inventory of all equipment, personal property and Antenna Facilities actually placed on the <br />Tower. <br />(h). Tenant shall have sole responsibility for the maintenance, repair and security of <br />its equipment, personal property, Antenna Facilities, Equipment Building and leasehold <br />improvements, and shall keep the same in good repair and condition during the Lease term. <br />6. Interference. Tenant's installation, operation and use of its Antenna Facilities under <br />this Lease shall not damage or interfere in any way with Landlord's Tower operations or related <br />repair and maintenance activities. Landlord, at all times during this Lease, reserves the right to <br />take any action it deems necessary, in its sole discretion, to repair, maintain, alter or improve the <br />Leased Premises and to temporarily interfere with Tenant's transmission operations or remove <br />
