MINUTES <br />CITY COUNCIL <br />MAY 23, 2007 <br />business by adding gazebos to his product line. Maietta indicated that <br />there has been a significant downturn in business over the last nine <br />months. As a result, he has added gazebos to his product line as a lower <br />cost option. Maietta reported that he has 70 parking spaces on this site <br />and 18 employees. Therefore, the loss of parking spaces from the addition <br />of a garage and gazebo will not have a negative impact on parking. <br />Maietta reported that about half of his building is used as showroom <br />space. Maietta questioned the concern with the retail use of this site, and <br />pointed out that of the 24 businesses that he noted along Country Drive, 12 <br />are retail. Maietta noted that there is a diverse mix of uses along Country <br />Drive, many of which have retail outlets. Maietta indicated that he is <br />struggling to build his business, and would like to display his product in a <br />manner that will enhance his business. <br />Maietta described his garage structure as well as the two garages on the <br />property to the north. He noted that these garages back up to a residential <br />area, and felt it preferable to store materials in the garages keeping the <br />area neat and orderly. The gazebo he is proposing would be 16 feet by 16 <br />feet and would allow him to display this product that he is offering for <br />sale. Maietta estimated that he has 12 or fewer customers to his business <br />each week. Most sales occur via in -home visits. However, a certain <br />volume of product display is necessary as part of the business. <br />Allan asked if the gazebo could be displayed indoors. Maietta reported <br />that he just spent $250,000 on interior improvements, and there is no room <br />for the gazebo as an indoor display. <br />Allan asked about the dumpsters on the property. Maietta replied that one <br />is his trash dumpster, and the other is a large construction dumpster. <br />Maietta reported that the construction dumpster would he removed from <br />the site by the end of the month. <br />Blesener noted the statement in the Planner's report that the Zoning <br />Ordinance typically permits a commercial accessory building of up to 30% <br />of the size of the principal building in the business and industrial districts. <br />Allan noted that while one accessory building would be allowed, the <br />Planner has indicated that two would not. The City Planner noted that the <br />property in question is zoned PUD District, therefore, no standard exists <br />relative to accessory buildings. <br />Maietta estimated that he would have under 6% property coverage in <br />accessory buildings. He noted that the property to the north has two <br />accessory buildings. Montour pointed out that the property to the north <br />has two trash enclosures.
