AB DO \41441 R <br />KKE1H !OUSS :, <br />601 Marquette Avenue South, Suite 100 <br />Minneapolis, Minnesota 55402 <br />p: 612.341.9148 f. 612.341.9131 <br />May 8, 2008 <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />Re: Former Oasis Gas Station Re- Development Proposal <br />Mr, Hanson, <br />The purpose of this letter is to provide a proposal to the City of Little Canada for <br />a development agreement between Abdo Market House, LLC and the City. 1 believe that <br />it would be highly beneficial for the City to enter into an agreement with AMH for a <br />period of six (6) months with the expressed intent of locating potential users for this site. <br />During this period, AMI-1 will take all steps necessary in locating future retail /office <br />users, provide weekly updates as to progress made and once the tenants are procured, <br />provide a timely development schedule for the property. <br />We have already spent several weeks making contact with all potential users for <br />the site and have also sent out several flyers and email notices making retailers and office <br />users aware of the availability of the site. While there hasn't been an overwhelming <br />response from the brokerage community and their clients, there have been several <br />positive responses and we would like to capitalize on those. <br />1 feel it would be in the City's best interest to enter into an agreement with AMH <br />for one reason. The City is not in the business of development and or retail brokerage. <br />While 1 understand that the City would like to utilize the land for the best and highest use, <br />the only way that can be achieved is through active marketing and hours of cold - calling <br />to potential users. Unfortunately putting a sign on an available piece of property, with a <br />number to call does not get the job done anymore. Especially with the tight economic <br />times we are in and with all users treading cautiously into any new markets, they need to <br />be convinced and shown why they need to be in a particular marketplace. AMH and its <br />consultants have the ability and experience to accomplish that. <br />We would like to enter into a development agreement for a period of six (6) <br />months beginning May 15th 2008 and ending November 14th 2008.
